You SHOULD shop for a lender! Get pre-approved before shopping for a house and work with a lender that you are comfortable with and trust. They will help you understand your price range. I coordinate with your lender to strategize on how to make your offer stand out!

Location matters. You can renovate a house, but you can't change its location. Consider commute times, schools, neighborhood trends, and future resale value.

Think beyond today but maybe not too far ahead. Will the home still work for you in five to ten years? Its OK to grow out of a home, lots of people do. It doesn't have to be a "forever" home but it should suit your needs and wants for the forseeable future.

What kind of financial advice do you often give buyers to help them prepare for purchasing a home?

Always consult with a lender or two. Have them take a look at your financial picture to see how much you can afford or if you have some work to do. I have many great lenders always ready to help.

In this high-demand, low supply market, the asking price is just the starting price. Many buyers aren't aggressive enough from the start. It sometimes takes time to understand that the real estate climate is quite competitive. Buyers can lose out on the home they want if they are too timid.

Also, this market isn't going to give you a deal. Homes are expensive and give you value over the long term.

Your home needs to be maintained, and that takes work and money. Have your furnace or boiler serviced, keep your yard tidy, regularly declutter your house. You'll be proud of your home and when you are ready to move on, you can confidently say that you took care of it. That will also help the value!

Updates can come one room at a time. Give yourself time to live there, see how things feel, and make changes as you can afford and have the time. It's a long process of living and loving a home and making it your own. Your home doesn't have to look like an Instagram account or a magazine, it just has to make you happy.
